How is monthly amortization computed?

The standard amortization formula: loan amount × monthly rate × (1 + monthly rate)months ÷ ((1 + monthly rate)months − 1), where the monthly rate is the annual interest rate divided by 12. The payment is fixed; early payments are mostly interest, later ones mostly principal.

What are typical housing loan interest rates in the Philippines?

As indicative starting figures: Pag-IBIG housing loans from around 6.25% per year, bank housing loans around 8%, and in-house developer financing around 14%. Actual rates depend on the lender, the fixing period, the term, and your borrower profile — always get a formal quote.

How much down payment do I need?
