Verify the seller & broker

Confirm the broker is PRC-licensed (search the board-passer registry) and that the seller actually owns the property.

Inspect the title

Get a certified true copy of the TCT/CCT from the Registry of Deeds — check it's clean and in the seller's name.

Match the tax declaration

The tax declaration and title should agree on the owner, lot area, and location.

Check for liens

Read the title's annotations for mortgages, adverse claims, or a notice of lis pendens.

Confirm taxes are paid

Ask for updated real-property-tax (amilyar) receipts — unpaid taxes follow the property to you.

Do an ocular inspection

Visit the property. Check the boundaries, access, occupants, and actual condition.

Never pay before verifying

Meet in person, use traceable payments, and get official receipts. Never wire a deposit to an unverified seller.
