lumingon has no separate password — you sign in with your Google or Apple account. If it won't complete, work through these in order:

  1. Check you have a network connection, then tap Continue with Google (or Apple) again.
  2. If a blank screen appears, close it and retry — pick the account you want when the sheet opens.
  3. Still stuck? Update lumingon to the latest version from the App Store or Play Store, then restart the app.

Yes — searching properties, saving favourites, and contacting the person who listed a home are completely free. Verified brokers and agents post listings from the app; any paid plan for professionals is shown clearly before you ever pay.

Verification earns your blue badge and unlocks posting. Complete three quick steps from Account, then Manage account:

  1. Enter your details and PRC licence number.
  2. Capture your ID — the PRC licence card.
  3. Do a short liveness check: an 8-second front-camera video so we know it's really you.

Your name and licence number lock after verification to keep your record trustworthy — double-check the spelling first.

The liveness check confirms a real, live person matches the ID. If it won't pass, retry with these in mind:

  1. Find even, front-on lighting — avoid a bright window or lamp behind you.
  2. Fill the frame with your face, remove sunglasses and hats, and hold the phone steady.
  3. Follow the prompts fully — blink and slowly turn your head when asked.
  4. If the ID step failed, re-shoot the licence flat and in focus, with no glare covering the text.
⚠️
After 3 failed verification attempts, posting is paused for 24 hours to protect the marketplace. The timer clears on its own — you don't need to contact us.

Your 8-second liveness video is used for one thing: confirming you're a real person who matches the ID.

  1. It's uploaded securely and processed by Google's Gemini AI inside an isolated sandbox.
  2. It is never posted, shown to buyers, or added to your public profile.
  3. Once the check completes, the video is permanently deleted from our servers.
💡
Your public profile only ever shows your name, photo, role, operating areas and — if you allow it — your licence.

If you're a verified broker or agent, your legal name and PRC licence number lock to the government/PRC ID you scanned during verification — that's the record buyers rely on, so it can't be edited in the app. Seekers can edit their name anytime. If something is genuinely wrong (a typo or a legal name change), message support and we'll correct it after a quick check.

To keep contact details trustworthy, a mobile number is saved only once it's verified. When you add or change your number, we text a 6-digit code — enter it to confirm the number is really yours.

  1. Open the Account tab → your profile → Mobile number, type your number, and tap Save.
  2. We'll text a 6-digit code — enter it in the verification sheet.
  3. Once confirmed, your number is saved with a verified badge.
💡
If verification fails or you see "Too many attempts", your number isn't saved — wait a little while, then try again. Only a verified number is kept.

Posting is available once you're verified. From the app, tap the + (Post) button and complete the steps:

  1. Add the basics — location, price, type, bedrooms and bathrooms, and a description.
  2. Upload clear photos of the property.
  3. Submit. Your listing goes through a quick review before it appears publicly.
💡
Accurate location and an honest description get listings approved faster.

Every rejection tells you why, and often suggests a rewrite. Common reasons are unclear photos, a missing or incorrect location, or wording that breaks the guidelines.

  1. Open the listing in Account, then My Listings, to read the rejection reason.
  2. Apply the suggested rewrite or fix the flagged issue.
  3. Resubmit — it goes back for a fresh review.
💡
Each listing can be sent for review up to 10 times, and an account can run 40 reviews a day. Fix what was flagged before resubmitting rather than resubmitting the same text.
⚠️
5 listings rejected within 24 hours pauses posting. The pause lifts by itself as those rejections age past the 24-hour mark — you don't need to contact us.

To keep quality high, you can have up to 3 listings awaiting review at any time. Once a pending listing is approved (or you remove it), a slot frees up.

  1. Open Account, then My Listings, and check how many are still Pending.
  2. Wait for a pending listing to be approved, or delete one you no longer need.
  3. Then post again.

A posting pause is triggered by 3 failed verification attempts, or by 5 of your listings being rejected within 24 hours. It's automatic and temporary — a guardrail, not a ban. You can still sign in, browse, and manage the listings you already have.

  1. Wait — the pause lifts on its own as those rejections age past 24 hours.
  2. Use the time to fix what was flagged: clearer photos, correct details, better lighting for verification.
  3. Then try again, carefully this time.
💡
You don't need to contact support to lift the pause; it clears automatically. Nothing about your account is deleted while it's paused.

All your posts live in Account, then My Listings, grouped by status (Live, Pending, Rejected).

  1. Go to Account, then My Listings.
  2. Tap the listing you want to change.
  3. Edit the details or photos, or delete it if the property is sold or withdrawn.
💡
Sold a home? Delete or take it down so buyers don't keep messaging you about it.

Start on the Explore tab. Search a city or area, then narrow with filters.

  1. Tap Explore and type a location in the search bar — a city, municipality or province.
  2. Add filters: price, property type, bedrooms and bathrooms.
  3. Watch the live count update, then open any listing for full details and photos.

Tap the heart icon on any listing to save it. Saving requires an account so your favourites stay tied to you.

  1. Sign in — tap the heart while signed out and we'll prompt you.
  2. Tap the heart on any listing to save it.
  3. Find everything under Account, then Saved Properties.
💡
Saved homes vanished? Make sure you're signed in with the same Google or Apple account you saved them with.

On any listing, the Contact section connects you to the lister on WhatsApp — the fastest way to ask about a property.

  1. Open the listing and scroll to the Contact section.
  2. Tap Contact — it opens a WhatsApp chat with the broker or agent.
  3. If nothing opens, install WhatsApp (or update it), then try again.

Mention which listing you're asking about so they can reply quickly.

If a listing looks like a scam, is misleading, is already sold, or contains offensive content, report it so our team can review and remove it.

  1. Open the listing and tap the ⋯ (more) button at the top right.
  2. Tap Report listing, choose a reason — scam or fraud, misleading info, already sold, offensive content, or other — and add a note if you like.
  3. Tap Submit. You only need to report a listing once.
💡
A listing that's reported enough times is automatically hidden while we review it. We act on objectionable content, ordinarily within 24 hours.

Blocking a broker or agent instantly hides that person and every one of their listings from your Explore feed and search. It's private — they aren't notified.

  1. Open one of their listings and tap the ⋯ (more) button.
  2. Tap Block, then confirm — their listings disappear from your feed right away.
  3. Changed your mind? Tap Unblock from the same menu to bring them back.
💡
Blocking only affects what you see — it doesn't report them. Use Report for a listing that breaks the rules.

Open the Directory tab to browse verified professionals or search by name. The 40-second walkthrough below shows the whole flow.

  1. Tap Directory and filter by role — brokers, agents, or both.
  2. Or type a name — one search spans verified brokers, agents, and the official PRC board-passer registry, ranked in that order.
  3. Open a profile to see their verified badge, licence number, operating areas, and active listings.

A gold Board Passer card means the name appeared in the officially published PRC Real Estate Broker licensure exam results — public-record information. The person may not be on lumingon yet.

💡
If a broker on lumingon has linked their own board record, you'll see a "Passed REB" badge on their card instead of a separate board-passer entry.

A broker is a PRC-licensed Real Estate Broker who has completed lumingon's identity verification. An agent is also identity-verified and works under a supervising verified broker — you'll see a "Working under" card naming their broker on their profile, so you always know who stands behind a listing.

Before you reserve or pay for a pre-selling project, check it against the DHSUD's officially published License-to-Sell lists — right from the Tools tab.

  1. Open Tools, then License to Sell.
  2. Search by project name, developer, or LS number.
  3. A match means the project appeared on a published DHSUD list — always confirm the current status directly with DHSUD before transacting.
⚠️
No LTS on record is a red flag — pause and do more due diligence before paying anything.

The Tools tab has calculators for Capital Gains (using the commonly applied 6% rate), Transfer Tax and Estate Tax, plus loan and amortization estimates. They give a reliable ballpark to help you budget.

💡
They don't cover exemptions, deductions, penalties or LGU-specific rules — treat them as a starting point, not tax advice, and confirm the final figures with the BIR, your LGU, or a licensed professional.

  2. Work through each item and tick it off as you go.
  3. Your progress is saved on your device, so you can leave and pick up where you left off.

Account, then Manage account, opens an at-a-glance list — tap any row to change it.

  1. Go to Account, then tap Manage account.
  2. Tap a row to edit your photo, mobile number, operating areas, or role.
  3. Changes save as you go.
💡
Name and licence are locked after verification — everything else stays editable.

You control your public footprint from Manage account with two switches:

  1. "Show license number publicly" — off by default, so your PRC number stays private.
  2. "List me in the directory" — switch it off to drop out of the directory, search and the broker picker; your profile page and listings stay reachable by direct link.
💡
A profile that isn't listed still lets buyers who open your listing contact you — it just keeps you out of the browse and search lists, and out of the sitemap we submit to search engines.

lumingon sends service emails only — for example a welcome when you're verified, verification-renewal reminders, updates when a listing goes live or needs changes, buyer inquiry notices, and broker–agent link updates. We don't send marketing email without your consent.

💡
These come from our lumingon.com address. An email asking for your password isn't from us — lumingon has no password. If something looks suspicious, don't click it and forward it to support@lumingon.com.

If you allow notifications, lumingon sends you a push only when something about your own account or listings happens — never marketing blasts.

  1. A listing you posted was approved, or needs changes before it can go live.
  2. A buyer enquired about one of your listings.
  3. An agent asked to work under you, or a broker–agent link changed.
  4. Your verification is coming up for renewal.
💡
You can turn notifications off any time in your phone's Settings for lumingon — everything else in the app keeps working. We still email the same updates.

You can delete your account and data yourself, from within the app.

  1. Go to Account, then tap Manage account on your profile card.
  2. Scroll to the Danger zone at the bottom.
  3. Tap Delete account and confirm — you may be asked to sign in again first.
⚠️
Deletion is permanent and irreversible — your profile, listings and saved homes can't be recovered.
