Getting Started

What is lumingon?

lumingon is a premier property marketplace designed for the Philippines real estate market. We connect buyers, renters, and sellers with ease, offering a wide range of properties to suit every need.

How do I create an account?

To create an account, tap the "Account" tab in the bottom navigation bar of the mobile app, and then tap "Log in or sign up". You can sign in using your Google or Apple account for a seamless experience.

Is it free to use the app?

Yes! Browsing listings, saving your favorite properties, and contacting listers is completely free for all users.

Searching & Saving Properties

How do I search for a property?

You can use the "Explore" tab to view all available properties. You can also tap the search bar at the top to find specific locations, or use the quick category buttons (like "Houses", "Condos", "Apartments") to filter the results.

How do I save a property for later?

When you find a property you like, simply tap the heart icon on the property card or in the listing details page. You need to be logged in to save properties. You can view all your saved properties in the "Saved" tab.

How can I contact the person who listed the property?

On the property details page, scroll down to the "Contact" section. Depending on the lister's preferences, you will see options to contact them directly via WhatsApp or Viber.

Posting Listings

How do I post a property?

Log in to your account, go to the "Account" tab, and tap on "My Listings" under Account Settings. Alternatively, tap the plus (+) icon if available. From there, you can add photos, descriptions, pricing, and features for your property.

What information do I need to provide when posting a listing?

You will need to provide a title, description, property type (house, condo, etc.), transaction type (sale or rent), price, location details, and at least one high-quality image of the property.

How do I edit or delete my existing listing?

Navigate to "Account" > "My Listings". Tap on the listing you wish to modify, and select the "Edit" or "Delete" option. Any changes you make will be updated immediately.

Why is my listing in "pending" status?

To ensure high-quality listings and prevent spam, all new property listings undergo automated AI moderation. The AI checks the title, description, and images for appropriateness, clarity, and relevance. This usually takes just a few seconds.

What happens if my listing is rejected by the AI moderator?

If a listing does not pass moderation, you will see a detailed rejection reason indicating which fields (e.g. title, description, or specific images) need to be corrected. The system will provide smart AI-suggested rewrites, allowing you to easily update the listing and resubmit.

Is there a limit on pending listings or rejections?

Yes, users are limited to a maximum of 3 pending listings at any given time. Additionally, to protect the platform from spam, if your listings are rejected by the AI moderator 3 times, your account will be locked from posting new listings for 24 hours.

Identity & Verification

What is Identity Verification (Liveness Check)?

We require a quick identity check to verify that you are a real person and prevent fraudulent listings. Accounts that are fully verified build greater trust with clients and display a verified badge on their listings.

How does the liveness check work?

During the check, you will be prompted to record a brief 6-second video of your face using your front camera. You will need to follow simple on-screen instructions, such as blinking naturally and slowly turning your head.

Is my video secure and private?

Absolutely. Your privacy is our priority. The video is uploaded securely, processed in an isolated sandbox for verification using secure Google Gemini AI, and permanently deleted from our servers immediately after the check completes.

Why did my verification fail, and how do I retry?

Common reasons for failure include poor lighting, keeping glasses/hats on, or not performing the guided head movements or blinks. To retry, move to a well-lit room, ensure your face is fully centered and uncovered, and follow the prompts carefully.

Account & Security

How do I update my profile information?

Go to the "Account" tab and tap on your name or profile picture. You can update your display name, email, contact number, and other personal details there.

Can I delete my account?

Yes. In the mobile app, go to "Account", scroll to the bottom, and select "Delete Account". Please note that this action is irreversible and will permanently delete all your data and listings.
